About Us
Insure YOUR rights as a manufactured home owner
SMMRA (San Marcos Mobilehome Residents Association) was conceived to amalgamate all manufactured-home owners into one cooperative to fight unilateral demands by park owners' excessive rent increases, inadequate maintenance and reluctance of residents to form homeowners associations and Rules & Regulation Committees (neither park-owners nor their management are eligible). SMMRA has often filed grievances before the City Council Chambers prompting a hearing that resulted in favor of the residents. Until SMMRA, mobilehome-owners were at the mercy of the park-owners not abiding by California Mobilehome Residency Law (MRL) or City Ordinances.
SMMRA’s Board of Directors is comprised of representatives from individual manufactured home communities in the city and officers elected by the Board. To qualify as a park representative, an authorization letter from your park Homeowner Association is required. SMMRA holds both Board meetings and General meetings. SMMRA members are welcome to attend Board meetings as observers and any MH owner can attend General meetings.
Contact John Mosher at info@smmra.org for meeting information.
SMMRA Political Action Committee (PAC) regularly updates its members to recommend action for or against proposed legislation and/or ordinances affecting mobile-home living and often sponsors a "CANDIDATE FORUM" during an election year where City, County, and State candidates running for an office present their views and capabilities, and answer questions to their positions on manufactured-home living.
SMMRA joins forces with allies throughout California to strengthen manufactured-home-owners rights:
Golden State Manufactured-home Owner League (GSMOL)
San Marcos Chamber of Commerce (SMCC)

Our Story
If you're thinking of buying a new manufactured home, or if you've recently bought an existing mobilehome that's nestled within a chosen park, you will soon learn it comes with unforeseen expenses and/or rules that can change overnight at the discretion of the park owner and/or management. You'll quickly realize this type of living is unique in comparisons to the lifestyle you may have been accustomed to; for though you own your home you must pay rent to the park owner for the use of the land. Even those who've purchased the land under your manufactured-home may face irrational complaints you didn't see listed in the fine print at the time of closing.
San Marcos Mobilehome Residents Association (SMMRA) has been a California non-profit organization since 1992 and values the principle that San Marcos' manufactured home residents are treated honestly and with respect. SMMRA provides accurate information for both its members and public interests to gain a mutual understanding, not limited to gender, age, culture, economic and religious variances. SMMRA defends your manufactured-home rights with existing laws/or supporting new laws, encourages creativity in negotiating and settling disputes, provides a seamless relationship between the San Marcos manufactured-home resident, park owner/management and/or other diversities by its well established relationship with city, county, state administrators and organizations as GSMOL (Golden State Manufactured-home Owners League).
